Why this matters
Tracking distressed properties - whether active foreclosures or past filings - is vital for lead generation, investment insight and risk mitigation. Knowing the markets covered, how far back archives go, and how to access past data ensures your campaigns and research stay informed and timely.
What you’ll do
- Review the geographic & data coverage for foreclosures and pre-foreclosures.
- Access archives for past auctions and liens.
- Use the available tools to search, filter and leverage distressed-property data for outreach or analysis.
Coverage: What’s included and where
Foreclosure listings
The service includes active foreclosure auctions in major states. Specifically: Arizona, California, Florida, Illinois, New Jersey, New York and Pennsylvania.
Pre-foreclosure/liens coverage
Pre-foreclosure filings (such as notices of default or lis pendens) are covered in regions including:
- New York State: The five boroughs of NYC, plus Nassau, Orange, Rockland, Suffolk, Westchester.
- New Jersey: Middlesex, Monmouth, Morris, Ocean, Union counties.
- California: Alameda, Contra Costa, El Dorado, Marin, Merced, Orange, Placer, Sacramento, San Francisco, Santa Clara, Sonoma, Stanislaus, Ventura counties.
That wide coverage means you can identify distressed opportunities in multiple markets.
Why the distinction matters
- Active foreclosures (auctions/REOs): These can signal imminent change of ownership and opportunity.
- Pre-foreclosure/liens: These let you get ahead of competition by identifying properties before they hit auction.
- Coverage + timely updates matter for strategic outreach and deal sourcing.
Accessing the Archives of Past Filings & Auctions
Why use the archive
Past foreclosure auctions and past lien filings tell you which properties have gone through distressed cycles. This can inform risk assessment, lead-qualification (e.g., “we already attempted outreach to this one”), and historical market patterns.
How to view archive items
1. From a Property Report
- Search for a specific property by address via the site’s report.
- Navigate to the Documents tab. Under “Foreclosures”, click the plus sign (+) to expand and view past auctions.
- Under the same Documents tab, check the “Liens” section to view any pre-foreclosure or lien filings.
2. From the Foreclosures/Pre-Foreclosures section
- Go to the Foreclosures menu (or Pre-Foreclosures, as applicable).
- Use the advanced search panel on the left side; under the “Show” field, select the target month/year for past auctions or filings.
- Hit Search to get a list of properties with events in the selected timeframe.
Important notes
- Archive visibility depends on market and time; some older events may still be subject to data limits.
- Using archive data helps avoid revisiting properties you’ve already contacted or that have already been through an exit event.
Access Limits Based on Subscription Type
- Monthly subscriptions provide access to historical foreclosure and pre-foreclosure data only for the duration of your continuous active service.
- Yearly subscriptions include up to 12 months of historical data.
Maximum Data Availability
Users can access up to 36 months of historical foreclosure and pre-foreclosure records, as long as their subscription has remained active and uninterrupted during that period.
Workflow & Pro-Tips
- Set up saved searches for distressed property types (e.g., pre-foreclosure notices in a specific ZIP over last 90 days).
- Tag properties once you’ve exported or reviewed them so you avoid duplicate outreach.
- Archive audit: Use the archive tool to filter out properties with past foreclosures - these may have higher risk or lesser upside.
- Cross-check ownership and liens: A property listed in the archive may have changed hands; always verify current owner before marketing.
- Monitor market shifts: Distressed-property volumes change; check your filters and saved searches periodically to stay aligned.
