Why this matters
Running comparables is essential when you’re evaluating a property’s value or looking for deals. With the comps tool you can either start from scratch (set your own criteria) or use it directly from a property report (pre-filled criteria) - both save you time, improve accuracy, and help you avoid pulling irrelevant data.
What you’ll do
- Choose your workflow: build a comparables search from scratch or launch it from a property report.
- Set or review your criteria (property type, sale date, radius, building class, etc.).
- Run the search, view results, save or export as needed.
1. Launching from a Property Report
- Log into your account and ensure you’re on the Properties tab.
- Enter the address of the subject property; select the correct match.
- In the property report, click “Find Comps.”
- A new page opens with the comparables search ready. Default criteria applied:

- Sale Date: last 6 months.
- Radius: 0.5 mile.
- Building class: same as the subject property.

- If you get no results, try broadening your criteria: expand radius, extend sale date, or check building class.
2. Building Your Own Criteria from Scratch
- At the top of the site, click “Comparables”.
- Select the property type you’re targeting (e.g., Building, Unit).
- In the blank Comparables search page:
- Enter the Subject Property address in the field. Select the match from suggestions.
- Configure criteria: building class, radius, sale date range, etc.
- After setting criteria, click “Search” to view results.
- From the results you can save the search or export results. Save only the criteria, not the full results.
3. Review & Export Results
- Once results populate, you’ll see a dashboard showing comparable properties. (From either workflow.)
- You may choose to export the list for further analysis. (Note: when running a comparable search from scratch, you are not charged property report credits.)
- Save your search criteria so you can rerun later.
Note: saving criteria does not save results.
Pro Tips
- If the default “From-Report” workflow returns empty results, switch to “Own Criteria” and widen your search radius or extend sale date.
- Save your custom criteria so you don’t need to rebuild the same filters for future evaluations.
- Keep clear naming conventions for saved searches (e.g., “MF_building_LowerManh_6mo”) so you can reference them easily.
- Use export files for offline review, projection modelling and sharing with your team.
